40 years in the industry – and shaping the future with HabiCen

On November 1, Unik System Design celebrates its 40th anniversary – in the midst of one of the largest technological transformations the property management industry has ever seen. With its new SaaS solution, HabiCen, Unik is developing the next generation of PropTech, where AI and automation play a central role in making property management more efficient, more connected, and far more customer-centric.

“HabiCen is the foundation of Unik’s future,” says Tonni Bjerregaard Rasmussen, CTO at Unik.
“We combine 40 years of industry insight with modern technology. Through AI and automation, we simplify complexity so property managers can focus on relationships and value creation — not manual processes. Our ambition is to make advanced operations as intuitive as everyday use.”

With HabiCen, Unik takes the next step in a clear strategy to strengthen the property management industry through intelligence, data, and flexibility. The platform is cloud-native, scalable across markets, and designed to deliver clear, tangible value in daily operations — for both administrators and tenants.

“The most important decision we’ve made in recent years was starting the complete replacement of our product platform four years ago,” explains Jens Find, CEO and founder of Unik.
“It requires new technologies, new competencies, and new ways of working — and it represents a major nine-figure investment. But it is also a necessary step if we want to create something truly new for the industry.”

From Danish PropTech to international software provider

The partnership with Main Capital Partners in 2023 enabled Unik to accelerate both product development and international expansion. The first strategic acquisition followed in 2025 with the Swedish PropTech company LEB System, strengthening Unik’s position and presence across the Nordic region.

“With HabiCen, we are not only preparing for the future in Denmark — we are also preparing to bring our solutions to the rest of Europe,” says Jens Find.
“My ambition is that within the next five to ten years, Unik will be among the leading PropTech providers in Europe.”

While the market naturally attracts new players, Unik emphasizes that deep insight into regulations, processes, and daily operations is essential for succeeding with property management software. For Unik, transformation is not about following trends — but about turning experience into technological advantages that deliver measurable value.

A strong foundation – built on experience

Unik’s journey began in 1985, when two programmers in Vejle identified the need to simplify property management through technology and make administration more efficient.

Today, more than one million units are managed through Unik’s solutions, and 225 employees work from offices in Vejle, Aalborg, Copenhagen, Warsaw, and Stockholm to develop the future of PropTech.

“The most important thing in our first 40 years has been our focus on understanding our customers’ daily work and building solutions that make a real difference,” says Jens Find.
“We have deeply engaged with our customers’ industry, evolved continuously, and at the same time stayed true to what we do best. That combination is what has made Unik what it is today.”

Many employees have been part of the journey for decades. Preben Jakobsen, Product Manager, has been with Unik since 1992:

“Around the time of Unik Bolig 3, we realized that we were truly moving the industry,” he says.
“We migrated more than 200 customers from a DOS-based environment to a modern solution — proving that we could execute something truly large together and drive real digital transformation.”

Building the future – now

HabiCen functionality is being rolled out continuously to Danish customers, with compliance with the new Danish Bookkeeping Act as the first milestone. Familiar functionality is gradually replaced by newer, more intuitive, and more automated solutions, ensuring that customers experience value long before the entire platform is fully developed.

From the very beginning, we prioritized ensuring that our Danish customers would not have to wait for the benefits,” says Tonni Bjerregaard Rasmussen.
“We are already cleansing and transforming their data into AI-ready models, enabling intelligent automation and stronger decision-making — while they continue working in a familiar solution.”

HabiCen will be launched as a standalone product in 2026 and subsequently made available in additional markets. By the end of 2027, HabiCen is expected to fully replace Unik’s market-leading solution, Unik Bolig, across all customer types and portfolio sizes.
